How do I apply for a rental property?
Applications can be submitted online through our website. Each adult (18+) who will live in the property must complete a separate application.
What is required to apply?
You'll need a valid photo ID and proof of income (such as recent pay stubs, bank statements, or an employment letter). We also run background and credit checks.
Is there an application fee?
The current standard application fee is $50 per applicant and is non-refundable once screening begins. Confirm the fee shown in the active listing and application portal before submitting.
How long does the application process take?
Applications are typically processed within 24 business hours, depending on how quickly we can verify information and receive all required documents.
What factors do you consider when approving an application?
We review the factors stated in the written screening criteria for the property, which may include credit history, income, employment verification, rental history, and background results. Criteria are applied consistently and subject to applicable fair housing law.
What income requirements do you have?
Our general guideline is verified gross monthly income of at least three times the monthly rent. The current written screening criteria for the specific property control and may differ.
Do you accept co-signers or guarantors?
Qualified co-signers or guarantors may be accepted when allowed by the current property-specific screening criteria.
Are pets allowed?
Pet policies vary by property. Please review the listing for details on pet restrictions, fees, and deposits.
What happens if multiple people apply for the same property?
Applications are handled under the current written screening and application-order policy for the specific property. Ask management how an active listing is being processed before paying a fee.
What if my application is denied?
If your application is not approved, we'll notify you via text, call, email, and/or mail. The application fee is non-refundable, but you're welcome to reapply for future listings once eligibility factors improve.
What payments are due before move-in?
Amounts due before move-in are stated in the approval and lease documents and may include a security deposit, applicable pet charges, and rent. Confirm the itemized amount and accepted payment method before paying.
Can I hold a property before applying?
A property is secured only when the conditions stated in your written approval or holding instructions are completed. Do not assume an application alone removes a property from the market.
