We’re here to help keep your home comfortable and well-maintained. If you experience any maintenance issue - big or small - please submit a request through your tenant portal. This ensures your request is logged, tracked, and sent directly to our maintenance team for a quick response.

For urgent maintenance requests such as flooding, no heat in winter, gas leak, or electrical hazards, please make a maintenance request and call us immediately. For all non-urgent repairs such as leaky faucets and appliance issues the maintenance staff will be in touch within 24 business hours.

Before submitting a request, please check the list below for simple solutions to common issues. Many minor problems can be resolved quickly without needing a maintenance visit. If maintenance arrives and the issue could have been resolved using on these simple fixes, a service call fee may apply.

Quick Fixes for Common Maintenance

No Hot Water

  • Make sure your gas service is active (if applicable).

  • Check the thermostat on your water heater and adjust if needed.

  • Ensure the pilot light is lit.

  • Inspect your breaker panel or fuses for any tripped breakers.

Hot Water Too Hot

  • Lower the temperature setting on your water heater thermostat.

Toilet Clogged

  • Try using a plunger first.

  • If the clog persists, submit a maintenance request.

  • Note: If the clog was caused by misuse, the tenant may be responsible for the service cost.

Heater Not Working

  • Confirm your gas service is active.

  • Check the thermostat (try new batteries if needed).

  • Ensure furnace filters are clean and covers are properly secured.

  • Verify the pilot light is lit and the breaker hasn’t tripped.

Sink, Tub, or Shower Clogged

  • Remove visible hair or debris from the drain.

  • Try using a mild drain cleaner (avoid harsh chemicals).

Dishwasher Not Draining

  • Remove any food debris from the bottom of the dishwasher.

  • Clean the float and filter.

  • Rinse dishes before loading and use Jet Dry monthly to prevent hard water buildup.

Refrigerator Too Warm or Too Cold

  • Adjust the thermostat setting.

  • Clean front and back vents/grills.

  • Clear the drain hole if blocked.

Mold Prevention & Cleaning

  • Mold can grow anywhere moisture is present.

  • Keep areas dry and well-ventilated, especially bathrooms and windows.

  • Clean visible mold (like mildew in grout lines) promptly with a household cleaner.

  • Things You Should Never Flush

    • Avoid flushing these items - they can cause severe clogs and plumbing damage:
      Floss, grease/oil, band-aids, medications, disposable wipes (even “flushable”), paper towels, feminine products, cat litter, condoms, and hair.

    How to Shut Off Water to the Toilet

    • Locate the valve behind the toilet (usually on the left side).

    • Turn the knob clockwise to stop the water flow.

    How to Shut Off Water to a Sink

    • Turn off the faucet if possible.

    • Locate the valves under the sink and turn them clockwise to shut off water.

  • Air Conditioner Not Working

    • Check and replace the air filter (should be done every 3 months).

    • Make sure the thermostat is set to Cool and Fan Auto.

    • Confirm the breaker isn’t tripped.

    • Check the outdoor fan unit for debris.

    • Make sure the drain line isn’t clogged.

    Garbage Disposal Not Working

    • Turn off power first.

    • Use the reset button (located on the bottom).

    • Insert the disposal wrench and rotate to free any jam.

    • Remove visible obstructions before turning power back on.

    How to Change an A/C Filter

    • Locate the air intake grill.

    • Remove the old filter and insert a new one with the airflow arrow pointing toward the unit.

    • Check monthly—changing your filter regularly helps your system run efficiently and keeps energy costs low.

  • Never Pour Grease Down the Drain

    • Collect grease in a container and dispose of it properly.

    • Wipe pans with paper towels before washing.

    • Rinse pans with cold water and discard food scraps in the trash.

    How to Stop an Overflowing Toilet

    • Remove the toilet tank lid.

    • Lift the fill valve (float ball) to stop water flow.

    • Turn the water valve clockwise to shut off water supply.

    Resetting Circuit Breakers & GFI Outlets

    • Press the reset button on any GFI outlets (found in bathrooms or kitchens).

    • If power doesn’t return, check your breaker panel for tripped switches and flip them back to “ON.”

    Refrigerator Water Filter Replacement

    • Replace your filter every 6 months or if water flow slows.

    • Remove the old filter (twist left or use the push-button release) and install a new one (twist right).

    • Reset the filter indicator on your fridge if applicable.

    Gas Range Clicking / Won’t Start

    • Moisture on the burners often causes this issue.

    • Wipe burners dry and avoid excessive water when cleaning.

    • To speed drying, turn your oven to 350°F for 30 minutes.

    Silent Toilet Leak Test

    • Listen for trickling sounds.

    • Add a few drops of food coloring to the tank and wait 15 minutes.

    • If the color appears in the bowl, submit a maintenance request.

    Key Stuck in Lock

    • Make sure the key is vertical (12 o’clock position).

    • Apply gentle pressure on the plug (the small rotating disc around the key) while pulling the key out slowly.

    Smoke Detector Chirping

    • Twist the detector counterclockwise to remove.

    • Replace with a fresh battery and hold the test button for 15 seconds to reset.

    • Reinstall the detector.

    • If chirping continues, submit a maintenance request.

    Condensation on Windows

    • Run bathroom fans during showers.

    • Use kitchen vents while cooking.

    • If humidity remains high, consider a dehumidifier to prevent moisture buildup.
